Six months where most days are ordinary and a handful are not. Peak risk is mid-August through early October.

What we tell guests: Travel insurance is worth it for August–September trips. We monitor the National Hurricane Center and contact guests directly if anything forms near us.

Summer nights when the lagoon lights up blue behind a paddle. Peaks on dark, warm, moonless nights after a stretch of hot weather.

What we tell guests: Check the moon phase first — a new moon is everything. Guided night tours launch north of us; you can also paddle straight off our dock with the kayaks.

Launches run several times a month, and from our dock you get a clear north-facing view over open water — no trees, no traffic, no parking.

What we tell guests: Schedules slip constantly, so check the day of. Night launches are the ones worth setting an alarm for; you often hear the rumble 30 seconds after the light.

Sandbar season

Warm water and a sandbar that turns into a floating neighborhood on weekends. Weekdays you can have a stretch of it to yourself.

What we tell guests: Time it to a low-to-mid incoming tide — more bar exposed, easier anchoring, calmer water on the run back.

Sea turtle nesting season

Melbourne Beach to Sebastian Inlet — Archie Carr refuge

The beach north of Sebastian Inlet is the densest loggerhead nesting stretch in the western hemisphere. Guided nighttime walks run in June and July and book out fast.

What we tell guests: Lights out on the beach at night, no flash photos, fill in your holes. Book a permitted turtle walk in May for a June date.

Snook fishing at the inlet

Sebastian Inlet jetties and bridge catwalks

Sebastian Inlet is one of Florida's best-known snook fisheries. Summer nights on the north jetty are the classic run, with tarpon and jacks mixed in.

What we tell guests: Harvest seasons, size slots and bag limits change — check FWC before you keep anything, and fish an outgoing tide at night.

The last big boating weekend before the water quiets down. Warm lagoon, afternoon thunderstorms almost daily, and snook fishing at the inlet at its best.

What we tell guests: Plan the water for the morning and the storm for the afternoon — squalls build inland after 2 p.m. and pass in an hour. Check the inlet before you commit.

What we tell guests: Park north of Riverview Park and walk in along the water. Come hungry Friday night when the lines are shortest.

Manatee season

Through Mar 31, 2027

Indian River Lagoon, canals and warm-water pockets

Cold fronts push manatees into the lagoon's warmer water. Idle-speed and manatee-protection zones are enforced hard through the winter.

What we tell guests: Watch from the dock at dawn — they surface in the shallows on the calm side. Never chase or feed them; give 50 feet and let them come to you.

The house, Grant, Sebastian

Our busiest family week of the year and, honestly, the best weather of it: mid-70s, low humidity, flat water at sunrise. Restaurants book out, groceries do not.

What we tell guests: Order the turkey from a Melbourne or Sebastian grocery two weeks out, then cook here — the kitchen seats eight and the fire pit and gazebo carry the evening. Sunrise coffee off the dock is the tradition guests keep repeating.

Christmas week

Grant-Valkaria and the Space Coast

Peak snowbird season overlaps with school break. Boat parades light up the lagoon in mid-December, manatees move into the warm water, and the fishing turns to sheepshead and black drum.

What we tell guests: This is the week to book earliest — often six to nine months out. Bring layers for the 6 a.m. dock: December mornings can start at 52°F and finish at 78°F.

New Year's Eve & Day

Sebastian and Melbourne riverfronts

Quiet, waterfront and low-key. A few riverfront restaurants run late seatings; the rest of the coast is asleep by midnight.

What we tell guests: Do the first sunrise of the year off the dock — east-facing over the lagoon, no crowd, coffee in hand. It is the single most photographed thing our guests send us.

Space Coast

Cool, dry and busy with snowbirds. Prime season for birding, biking and the art festivals.

What we tell guests: Best three-day weekend of the year for kayaking — water is clear, bugs are gone, and the lagoon is glass most mornings.

Often lands next to the Grant Seafood Festival, which makes US-1 through Grant slow for a weekend.

What we tell guests: If the festival is the same weekend, bike or walk in from the house side of Grant instead of driving into it.
