Before you arrive

House Rules

This is our own home, and these are the few things that keep it that way. Nothing here is a surprise fee or a trap — it is how we would ask a friend to treat the place.

Arrival & departure

  • Check-in from 4:00 PM. Check-out by 10:00 AM.
  • Self check-in with a door code we send the day before arrival.
  • Two-night minimum stay. Weekly and monthly stays are welcome.
  • The guest who books must be 25 or older, must be one of the people staying, and is responsible for everyone in the party.
  • Please tell us the real number of guests. Maximum 8 people, including children.

The house

  • No smoking or vaping anywhere indoors. Smoking is allowed outside, away from the house, with butts disposed of in the outdoor container.
  • No parties or events without written approval from us in advance.
  • Quiet hours 10:00 PM to 8:00 AM — this is a residential street and the water carries sound.
  • Please run the dishwasher, bag your trash and leave the house roughly as you found it. Normal wear is expected; damage is not.
  • Do not move furniture between rooms or take indoor furniture, linens or pillows outside or onto the dock.
  • Keep exterior doors closed while the AC is running, and set the thermostat no lower than 70°F.
  • No commercial photography, filming or subletting without our written permission.

Dogs

  • Up to two dogs are welcome, with no size or breed restriction. Pre-approval at booking is required and a pet fee applies.
  • Dogs should not be left alone in the house at any time.
  • Dogs are not allowed on the beds, sofas or any furniture. We provide bowls and a yard they will not want to leave.
  • Pick up after your dog in the yard and along the waterfront, and use the outdoor waste container.
  • The yard is not fully fenced along the water, so dogs should be leashed or supervised near the dock.

The dock & the water

  • The private dock is yours for the whole stay: roughly 50 feet of frontage with its own mooring, comfortably taking a 26' boat. Confirm your draft and beam with us before arrival.
  • Boating, swimming, fishing, kayaking and paddleboarding are entirely at your own risk. There is no lifeguard and no supervision.
  • Children must be supervised by an adult at all times on the dock and near the water.
  • Life vests are provided and should be worn by children and by anyone on a kayak or paddleboard.
  • No diving or jumping off the dock — the lagoon is shallow and the bottom shifts.
  • Rinse gear at the outdoor shower and clean fish at the cleaning station, not in the kitchen sink.
  • Return kayaks, paddleboards, paddles, vests and chairs to their storage spot before check-out.
  • Florida law applies to fishing: a saltwater license is required and size and season limits are enforced. We link to current rules on the site.
  • Do not feed, chase or touch manatees, dolphins or any wildlife.

Parking & the property

  • Free parking on the property, including room on the driveway for a boat or jet ski trailer.
  • Park only on the driveway and designated areas, never on the grass or blocking the neighbor's access.
  • Fires are allowed only in the wood-burning fire pit, never unattended, and fully extinguished before you go inside.
  • The propane grill is for guest use; please clean the grates after cooking.
  • There is a separate efficiency unit on the property that is not part of your rental and is reserved for the owners' own use. The owners may occasionally visit, always with advance notice, to use that unit or their boat, through their own entrance and parking, without entering or disturbing the rental home, yard, gazebo, fire pit or dock.

Safety & good neighbors

  • Smoke and carbon monoxide detectors are installed. Never disable one; call us if an alarm sounds.
  • A fire extinguisher is in the kitchen and a first-aid kit is under the main bathroom sink.
  • No firearms, fireworks or illegal substances on the property.
  • In an emergency call 911 first, then text us at (407) 985-6806.
  • Report anything broken or leaking as soon as you notice it. Telling us early is never a problem; hiding it is.
